This property had strong foundations but an outdated layout that limited both functionality and market appeal.
Our objective was to unlock its full potential through thoughtful planning, structural improvements and high-quality finishes—creating a modern family home while significantly increasing its long-term value.
Planning & Strategy
Before any construction work began, every aspect of the refurbishment was carefully planned.
The new kitchen layout required structural alterations; the electrical installation needed to be fully upgraded to meet current regulations; and the bathroom was redesigned to improve both functionality and space utilisation.
Every decision was made with the final result in mind rather than treating each room as an individual renovation. With a clear plan in place, construction could begin with confidence.
Bringing the Vision to Life
Construction began with the structural alterations that transformed the heart of the home.
The wall separating the kitchen and dining room was removed, allowing the space to become one open-plan living area supported by new structural steelwork. The rear opening was widened and complemented with a fixed glazed panel, creating stronger visual connections with the garden while introducing significantly more natural light.
At the same time, the property underwent a complete mechanical and electrical upgrade, including a full house rewire, new plumbing installations and modern lighting throughout key living spaces.
Internally, every surface was renewed with fresh plaster finishes, new flooring, bespoke joinery, replacement internal doors and carefully selected finishes designed to create a consistent and timeless interior.
Seventy-five days after work began, the transformation was complete.
What was once a series of disconnected rooms became a bright, modern family home with improved flow, upgraded services and bespoke details throughout. Every element was completed with a focus on quality, functionality and long-term durability.
With the exception of the entrance door installation and carpet fitting, all construction work was delivered directly by the Laci Construction team, allowing complete control over quality and project delivery from start to finish.
